About Apex Conventional Stucco, LLC
Founded in 2010 by Alex Perez, Apex Conventional Stucco, LLC is built on decades of hands-on experience. Alex began working in the industry in 1997, managing a cast stone company before joining one of the largest cast stone and stucco firms in the region. There, he sharpened his sales expertise and deepened his knowledge of construction and stucco systems.
Today, Apex Conventional Stucco is the exclusive stucco contractor for three custom builders, helping them deliver 100–150 beautiful homes per year. We partner with builders to provide seamless stucco finishes, expert repairs, and consistent quality that make their projects stand out. Over the years, we have grown into one of the most trusted names in the stucco industry — known for professionalism, attention to detail, and a commitment to excellence.
Outside of work, Alex is a proud single father of three. His daughter and son are both realtors working with Nuway Realty, continuing the family tradition of helping people find and build their dream homes:

Apex Recommendation: #4 Sand Finish
At Apex, we highly recommend the traditional #4 Sand Finish. It provides a semi-smooth surface — not too coarse, not too fine — making it the perfect balance for a refined look.
We apply one coat of primer and two coats of elastomeric paint to ensure durability and long-lasting protection. Most importantly, this finish is patch-friendly, allowing small or large areas to be refinished seamlessly without breaking the bank.
Color Selection
Customers can choose a color from any major paint company. All we need is either the color code or a sample piece, and Apex can create a custom match to bring your chosen color to life.
Paint Quality
Apex uses Master Wall Elastomeric Paint, supplied by Tejas Materials. We don’t cut corners when it comes to paint. While there are less expensive options available, we choose Master Wall exclusively to ensure a high-quality, durable finish for every project.
Why Master Wall Elastomeric Paint?
According to third-party inspectors, the lath phase should only begin once all exterior penetrations—such as electrical and plumbing—are in place, and the exterior waterproofing system has been fully completed. This ensures the building envelope is properly sealed before stucco is applied. Importantly, lath should be installed before interior drywall goes up, helping to prevent moisture issues and allowing proper inspection of the wall system.
Stucco and Waterproofing
It’s important to understand that stucco is not a waterproofing system. Stucco provides durability and aesthetic appeal, but it does not serve as the primary barrier against water. For this reason, every residential or commercial building must be completely sealed and waterproofed before stucco installation begins. This ensures the structure is protected from water intrusion and the stucco can perform as intended.
City inspectors work for the local municipality. Their job is to confirm the project meets the minimum building code requirements for safety and compliance.
Third-party inspectors are independent professionals who focus on quality control, best practices, and workmanship standards. They often catch issues that may not break code but could impact durability or aesthetics.
At Apex, we follow third-party inspection requirements on the majority of our projects, ensuring both compliance and higher quality.
In short:
A rainscreen drainage mat is a protective layer installed between the exterior cladding—such as stucco—and the building’s waterproofing system. Its main purpose is to create a small air gap that allows moisture to drain and walls to dry out properly. This added layer helps prevent trapped water, which can cause mold, rot, or long-term damage to the structure.
While a rainscreen drainage mat does add to the overall project cost, it greatly improves the durability, performance, and lifespan of exterior wall systems by managing water more effectively.
In short: it’s an investment that helps protect your home or building for the long run, though it comes with a price increase.
Yes, Apex does offer rainscreen drainage mats. We use the Keene Rainscreen Drainage Mat, supplied by Tejas Materials. This product is an additional step, not a substitution for any part of the original stucco process. The rainscreen is installed on top of the building paper and behind the metal lath, creating a drainage and ventilation layer that improves water management and long-term durability.
Keep in mind, this option does come with an additional cost, but it adds valuable protection and performance to the stucco system.
Yes. As Apex has grown, we’ve brought in additional stucco crews to help meet the high demand for our services. Each crew is hand-picked by Apex, and we make sure they fully comply with our standards and requirements.
For crews working with us for the first time, Apex maintains close daily oversight, providing clear instructions and making corrections as needed. While we may use different crews, every project is held to the same standards to ensure the quality and expectations that define Apex.
At Apex, we regularly visit jobsites to inspect crews and ensure they are following our procedures and quality standards. Part of our process is making sure each project is completed with professionalism and care.
We also place importance on jobsite cleanliness. Stucco is naturally a messy application, so customers may see some debris or excess stucco on the ground during production—this is normal and acceptable. What is not acceptable, however, is trash such as water bottles, food wrappers, or lunch bags left behind. Crews are required to maintain a clean and professional work environment at all times.
Before applying the brown coat, we lightly wet the scratch coat. This step keeps the scratch coat from pulling moisture out of the new brown coat too quickly. If the base is too dry, the brown coat can dry unevenly, crack, or not bond well. A damp (not soaked) surface helps the new coat cure properly, improves adhesion, and gives a smoother, stronger finish.
